A property popping on and off market as quickly as this home has, is a HOT property. This is a terrific price for the area and condition, one suspects they’ll get another offer quickly, even with this higher list price. The Lesson before us today is The Picky Heron.

A giant white heron stands lakeside amidst all the cranes, ibises, and water foul that are flocking around on the shoreline amongst the sunning turtles and crocs. Each bird is gobbling down vast amounts of worms and snails dug from the sand. The heron does not care for snails or worms. Small fish dart past the heron’s lone leg, but it does not eat those either, as the heron proudly waits for bigger fish to arrive. But larger fish never show up, tide recedes, and the heron ends the day hungry and starving for a worm or a snail.

LESSON: We are riding the back wake of a monumental tidal wave of spring buyers, a wave that crested in March. The tide still comes in. The tide goes out. The dates of activity above suggest these Sellers accepted an offer in July from a Buyer with a ‘contingent sale’.
