When easy does it, somebody usually has to do it over again.

“90-degree opening glass walls ”
That seems awfully specific.
Honey, how hot is it outside?
Eighty-Seven Degrees!
Close! Any minute now…open, open, open
Welcome to Monday and welcome to the largest lot in La Place Du Sommet, which is backed up against Mummy Mountain’s high cliffs, which the owner pays property taxes to own. Tax money for cliffs? It’s a metaphor! Enjoy eastward views of Talking Stick casino and central Scottsdale, while avoiding any tripping hazards because “pristine contemporary masterpiece” means there was no cash left for furnishings. Nothing ain’t worth nothing, but it’s free! This property has been jumping on and off the market, every spring and fall, for three years running. One of a kind home, gorgeous view, incredible location, we find a place for it on the List every time it returns. Which reminds me, it must be time to clean out the lint trap on dryer.
Every time this pristine property comes back to market we survey these spartan surroundings and wonder…Does anyone actually live in there? There’s three plants and enough furniture to fill a light truck bed. The pantry is stocked with booze and coffee filters. The bathrooms are emptier than a Detroit Lions trophy case. Thinking out loud…perhaps myself and a handful of clients should meet for ‘showings’ on Friday evenings….what’s the worst that could happen?
You’re right. Bad idea.

“needs a little love”
This same model recently closed at $500k, after multiple Buyers bid it up, Sold within hours. We believe there’s hidden value here. But it’s hidden really well! This home is owned by the Home Owner’s Association, which obtained the property via Quit Claim Deed from the Builder (KB) back in 2002…for Ten Bucks.
Judging from the plywood shutters, the 10W-30 driveway coating, and the vast array of DIY Don’ts lurking within, we detect the faint odor of a rental tenant. (Enough to make you faint.) HOAs, a collection of random home-owners marinated in spare time, do not make great landlords. This lesson can be learned in less than twenty years, apparently. We think there’s a Flip opportunity here, as this area is HOTTER than sriracha dipped jalapenos frying in a tinfoil hammock on Death Valley’s floor. However, we’d treat this price in the same caring manner the home has experienced. BOOM! POW! SOCK! Swing away Merrell.

“Nestled on an acre lot overlooking the valley”
The builder used dynamite to carve this lot from the granite hillside. Nestled? That’s the word? For those keen-eyed witnesses wondering…Yes, that is the 52,000 sq ft Hormel Mansion lurking overhead this home in the opening photograph. This property is parked right outside Spamalot’s front gate. This is the best Bang for the Buck in Paradise Valley this year. Winner Winner, pig for dinner.
Nearly 9,000 sq ft, hillside lot, pointed at downtown Phoenix, with unobstructed views overlooking the Biltmore corridor. This is the cheapest 8,000+ sq ft home in PV, and we would argue it sits on the best lot of any of the homes currently available. The interior was last updated during the Bush Administration, but they used a neutral palette, so it aged gracefully. It may not be a Phoenix Home and Garden centerfold any longer, but she’s still a stunner and the perfect way to spend $3 million when nearby homes are fetching four times that amount. This is my new favorite deal.
If only I knew someone looking to downsize from 12,000 sq ft….
It’s Monday. To quote Hill Street Blues: “Let’s go do it to them before they do it to us.” By that I mean, let’s offer every person we see a smile, see how many are returned. You got this. Life is awesome!
