Experience is not so much what happened to you as…what you’ve done with it.

“modern mortar-washed masonry is juxtaposed against the crisp lines of the house”
Modern contrasted against modern! How did they notice? Welcome to Palm Canyon, the Valley’s best unkept secret. Head north on 36th Street off Lincoln Drive and you will climb head-first into a magnificent view corridor that creeps up Squaw Peak’s east face. A taster’s choice of architectural styles litters the canyon walls, as there is no HOA here, nor a gate.
Well we’re drivin on up
To the East Side
To a deluxe community in the sky
We recently photographed the house right next door. The view’s grandeur proved impossible to capture. Eyeballs necessary! This home is a pane in the glass from east to west, making every room an opportunity to thank your optometrist. As you can see from these photos….taken with the blinds down….(sigh). Trust me, those blinds shield the rooms from being overwhelmed by beauty.
PRICE DROPS – Mondays see the most Price Drops of the week. Housing prices tend to defy gravity, being easier to lift than they are to drop. Sundays tend to serve as a come to Jesus day. When the two meet, numbers get trimmed. Today there were 510 price drops. This marks the first time the 500 waterline has been crested All Year. Price Drops crested 400 for the first time just last Monday, so a Trend may be developing.
Barren mind…no, bear in mind, Prices Drop because List Prices failed. This summer has become the season of Overly Optimistic List Prices. Out of 510 Price Drops today, only ONE price dropped far enough to reach the Hot List. One! We mine the Price Drops seeking Gold, but sometimes the original price swerved so far off course, it can take several corrections to skid onto the road to success. FYI, there are a LOT of Sellers recognizing a turn is necessary. Many have a lot more wheel cranking ahead of them.

“This one of a kind investment property that will not come around again!”
Unless whomever buys it, eventually Sells it. Hmm. This is a fascinating property as it is Two, Two, TWO homes in One! This property began life as a 2 bed, 1 bath home that the original family lived in for over 60 years. In 2017 these Sellers knocked old Humpty Dumpty off the wall, and all the King’s horses and all the King’s men made this property functional again. It’s now two 3 bed, 2 bath homes, one in back, one in front, each with their own driveways. The garages are finished out as bedrooms…so the concept has more flexibility than Simone Biles’s Day Planner.
Downtown Chandler, the ultimate up and comer of downtown areas, is just steps away. If Gadzook’s delicious enchiladas were within walking distance, I don’t think I’d ever make it back home. If Hidden House’s libations were just blocks away, oh no, definitely not making it home. We love this area, and this property has the potential to provide a home and a revenue stream simultaneously. Worthy!
On to Valhalla, shiny and chrome!

“all the commodities needed!!”
Commodities are basic raw materials from the earth, let’s check the market math here:
Hillside View: Check!
Single Level floorplan: Check!
Giant Garage: Check!
Humongous Lot: Check!
It’s time to trade out of magic beans and get into Real Estate commodities! Located in an area that brings $300 per ft routinely, this price was already more tempting than Costco’s bacon department. This lot is zoned RU-43, thus one could foreseeably split the lot, sell off an Acre for income, without disturbing the fantastic views. Water well on site already, there’s more here than meets the eye, and what meets the eye is already delicious. This is a keeper.
It’s Monday. The week lies before us, waiting to be slain. May the days ahead bring you so many smiles, laughter, and happiness, that you get to share the windfall with everybody else.
Let’s Move!
