Prescott town square is 30 minutes of winding Dramamine road away, so you’re not far from civilization, just far enough from it. Two homes on this property, each in good condition, sitting on nearly two acres of non-flood plain land. The grass is always greener over the septic tank. Don’t smoke on the propane tank. All you can eat critters. If you’ve ever considered getting a getaway, not too far out, not too far in, on a road that doesn’t require Bilstein shocks, a winch, and a lift kit, this family compound is priced nicely. By the way, Kirkland is so small, you’ll need to pay for the property with exact change.

I’m a born rule breaker but violating the tenth commandment as a sales pitch is a bit extreme. Quaint, private, neighborhoods like Arizona Hillcrest, Scarlett Canyon, or Sunset Canyon. Nicely put together communities that sit in some out of the way map crease, hidden from public view.
This community of Sweetwater Vistas is two streets small, and lesser known than a WNBA roster. Two streets, two rows of homes, riding the Lookout Mountain ridgeline in step up formation. One street hovers over the other. This home is on 18th Street, the higher street, which grants every house on 18th a tremendous eastward view from Shadow Mountain to the McDowell’s. The yards are tight enough to turn any dog with a running start into a pug. However, they squeezed every available inch of use from that postage stamp at this property. Nicely done.
DISCLAIMER: I’m not in love with this price tag. Sometimes properties make the Hot List simply because the opportunity is so rare. This is one of those neighborhoods people do not leave. The proverbial hidden gem. Homes rarely come on market here. How do you price scarcity?
