We’ve discussed the 2021 housing crisis all year long. Our valley is devoid of housing inventory, which creates upward pressure on prices because you can ask for more when there’s less to go around. July and August are the slowest months of the year, every year, as monsoon season acts as an irate doorman with perspiration issues. We were hopeful in June that a wet and muggy monsoon season would slow sales volumes enough for the market’s supply to play a little catch up with demand. A funny thing happened on the way to the natural disaster we call summer. This year’s monsoon was indeed furious. Sales volume did indeed slow down.
However…the volume of new to market listings slowed as well. We ended June averaging 6,200 homes Active for sale daily. Today we’re hovering right around 7,000 homes Active for sale (20,000 Active homes is historically “normal”). Here comes the high season, summer ends in six weeks. Covid restrictions and the lottery ball giveaways from double barreled unemployment benefits have altered the migration habits of humans to immeasurable degrees. Until those items meet a rear view mirror, I’m afraid we are strapped to a rising price tide. You may notice I use the term “price” and not “value”. We are in an up cycle vortex propelled by non-permanent events. Strange things will happen…
Like this house on 38th Way. Meet the $1.5 million home newly built inside a $400k neighborhood. Meet the builders so confident in this market’s dynamics, they built two massive mansions in an area where you can still pick off a beaten bungalow for $300k. That’s conviction. Go bold or go home. They shoved their money ALL IN, betting that anyone seeking a brand new contemporary on an irrigated lot will ricochet off the $3 mil+ price tags in Arcadia, gulp real hard, and spend their California escape cash on one of these two out-of-place modern marvels.
