Out on the western edge of our valley sits an isolated community called Verrado which was built in 2005, just in time for the first great Real Estate crash. “Welcome to Verrado, it happens every day”. That’s it…that’s their community slogan. “It happens…every day”.  Verrado was designed to be the valley’s flystrip for collecting Californians. Built along the foothills of our western skyline’s White Tank Mountains, Verrado offers the modern, stylishly cramped, high-density suburbia that incoming trend seekers have been force fed to expect. There are homes in Verrado so close together you pass your neighbors on the way to your own bathroom.

Verrado is a PUD. Planned Unit Development. This kind of community is built with differing layers of home ownership starting with condos, to townhomes, then compacted single family homes, less compacted single family homes, and finally large luxury lot single family homes. Small. Medium. Large. It’s like living at the GAP. At the western edges of Verrado, on the highest hillside lots, the original developers planned for three luxury lot sized communities; Crescent Park,  Hillcrest Park, and Westmont Green. The latter is where this home is located. None of those communities were ever completed. None.

That “I” on the development report card creates some interesting developments of its own. This home, for instance, was supposed to have neighbors to each side. BAM! POW! CRASH!  The owners have enjoyed 14 years of sweeeet silent solitude instead. There are 40 lots in Westmont. Only seven have houses on them. That may look like an epic failure to developers and accountants, but what a peaceful prosperity proposition for the people living there!

“Prepare yourself to be humbled and overly impressed…”, ok, calm down Kanye, you’re still Bang for the Buckeye to the rest of us. We don’t typically advocate spending over a million dollars to live on the outskirts of the outskirts. However, you won’t find a home this young, with these perks, this impeccably put together, for less than twice the cost anywhere else.

We’ve been watching this property’s price sink for over a year now. Originally listed at $3.25 million. The price drop deluge clicked closer to One Million on the odometer today, which got our attention. The pessimist sees the glass half empty. The optimist sees the glass half full. An accountant will be needed to see this glass at balance.
