Whatever this sequence means, whether it’s an Institutional Buyer, or a Broker buyer, or whatever type transaction is using the MLS as its delivery system, we won’t know the whys and what fors until these properties start closing and we see who was behind the curtain. Starting this week Opendoor began selling many of its properties using the new Owner name of “Opendoor Property Trust”.
Starting this week Zillow began selling many of its properties using the new Owner name of “Zillow Homes Property Trust”.
Surely this is just coincidence.
September to November Home Sales Activity has been like watching the final twenty seconds of microwave popcorn cooking. One week there is a massive explosion of sales activity, homes going under contract left, right, center, which is followed by two weeks of drought and famine. Then KABOOM, poppity pop pop, sales rev to life once again….then exhale into oblivion. It’s like listening to someone trying to start a Fiat. Stay tuned.
Opendoor is back on their Price Raising bandwagon blitzkrieg. We reported in July that Opendoor was slashing prices in $10-$20k chunks on 100’s of properties, which became a weekly Friday event you could set your watch by. That effort ran July through October. This week Opendoor has presented a deluge of New Home Listings on the MLS. You have seen none of those new Opendoor listings on the Hot List because every single one of them has been priced above existing sales. This was Opendoor’s price lifting routine January thru July. Old dog. Old tricks. They’re back, and they want Real Estate to cost you more.
